2301 East Union Street | Seattle

In May 2017 HAL partnered with Lake Union Partners to bring 301 market rate apartments and 131 affordable apartments to the 23rd and Union intersection in Seattle’s Central District. The development includes a large public square and 27,000 square feet of complementary retail featuring locally-owned, independent businesses. Retailers include Arte Noir, Boujie Bar, Jerk Shack, Raised Donuts and Neighbor Lady. Construction began in September 2019 and was completed in January 2022.

In addition, the partnership helped facilitate the future development of an additional 120 affordable apartments by a partnership between Africatown and Community Roots Housing.

The intersection at 23rd & Union is a historical crossing and has a significant place in the life and legacy of the neighborhood. To honor this legacy, the project team partnered with community members to create The Midtown Square Arts Plan and The Midtown Square Arts Advisory Panel. Using the theme "Reverence and Discovery," a variety of artworks were commissioned from artists with ties to the neighborhood to represent the area's rich heritage and encourage multi-generational and multi-cultural interaction in the project’s public square.

In December 2015 HAL entered into a partnership with Hess Callahan Partners and Stephen C. Grey & Associates to ground lease a 31,000-square-foot site and develop a 130,000-square-foot office and retail building. 17401 133rd Avenue Northeast | Woodinville

In October 2017 HAL partnered with MainStreet Property Group for a second time in order to respond to, and win, an RFP from the City of Woodinville for the redevelopment of Woodinville’s 3.3-acre Civic Campus. The partnership designed a 264-unit, two-building apartment project with 34,000 square feet of retail that incorporates the existing historic schoolhouse and YMCA buildings. The project also includes wine tasting rooms, over an acre of public space and subterranean parking for residents, retailers and the visiting public. Construction began in May 2019 and was completed in September 2021. Retailers include Walla Wall Steak Co. and Crossbuck Brewing, Ballard Pizza Company, Oasis Spa, The Nutty Squirrel, Café Dupar, Valdemar Estates, L’Ecole, Montinore Estate, Landlines Estates, McQueen Champagne Bar, and Barnard Griffin.

In March 2020, HAL partnered with Pastakia & Associates to complete the development of a two-building, approximately 61,000 square-foot office project in Seattle’s Fremont neighborhood. The development comprises a new steel, concrete and glass office building and the adaptive reuse of an existing historic building. The property provides a walkable location to the center of Fremont with immediate access to Burke Gilman Trail and the protected Westlake bike and pedestrian trail. The development includes both underground and surface parking as well as a bike storage area with showers and a locker room. Fremont Crossing’s two buildings are in close proximity to each other for easy collaboration and the hub itself features an open area atmosphere and walkways designed to embrace the future office environment. Construction completed in March 2021 and the project is currently available for lease. Current tenants include The North Face and MiiR.

2030 West Meeker Street | Kent

In February 2016 HAL partnered with FNW for a second time to respond to the City of Kent’s RFP to purchase its 9-hole, par-3 Riverbend Golf Course at the entry of Kent’s developing town center. HAL and FNW won the RFP and designed a 492-unit urban and garden style apartment development with 12,000 square feet of retail. Construction began in Spring 2018 and the first phase of 288 apartments and 6,000 square feet of retail was completed in June 2020 with units delivering throughout the construction period. Phase 1 was sold to The Shidler Group in August 2021. Construction of Phase 2, which includes 204 units, was completed in April 2022.

124th Avenue Northeast | Bellevue

In September 2016, HAL partnered with Security Properties to develop 279 apartments and 4,000 square feet of retail in Bellevue’s new Spring District neighborhood. Construction began in October 2016 and the project was completed in February 2019. The Spring District is a 36 acre, mixed-use, transit-oriented neighborhood located just to the east of Downtown Bellevue. The Global Innovation Exchange, a graduate institute created through a partnership of the University of Washington and the Tsinghua University of Beijing, opened in the Spring District in 2017. The Spring District is also home to 1.8 million square feet of leased or occupied Facebook Office Space, and a Sound Transit light rail station will open in 2023, connecting commuters to Microsoft’s main campus, Downtown Bellevue, Seattle and the Seattle Tacoma International Airport. When fully developed, the Spring District will have over 5.3 million square feet of buildings. HAL and Security Partners sold the building to Lakevision Capital in February 2022.

2710 Beacon Avenue South | Seattle

In August 2017 HAL partnered with Pacific Housing Northwest to bring 111 market rate apartments, 28 affordable apartments, and 4,000 square feet of complementary retail to the close-in neighborhood of Beacon Hill. The development is situated directly above the Beacon Hill light rail station, which is a 10-minute ride to Seattle’s downtown core. Pacific Housing Northwest and HAL worked closely with Sound Transit and community stakeholders to design a project that complements the character of the neighborhood while bringing active, vibrant uses to a previously underutilized transit hub. Construction began in December 2019 and was completed in October 2021. HAL sold the complex to Rise Properties in August 2022.

2200 South Grand Street | Seattle

In February 2018 HAL partnered with Lake Union Partners for a second time to develop 412 market rate units, 157 affordable units, and 46,000 square feet of complementary retail space to be delivered in the Rainer Valley, proximate to the planned Judkins Park light rail station. The development will serve as the center of the northern Rainier Valley, bringing an influx of new residents and accompanying amenities. Mount Baker Housing Association simultaneously developed an additional 202 affordable units in an adjacent project, bringing a total of 359 income-restricted units to the Rainier Valley. Construction completed in November 2024.

Seventh and Madison is a 205,000-square-foot, nine-story, LEED Gold office building designed by the globally recognized architecture firm NBBJ. Seventh and Madison's core and shell were completed in 2009 and HAL purchased the vacant building in November 2010. In 2011, with the help of Urban Renaissance Group and Heartland, HAL executed a 20-year lease with the Polyclinic for the entire building after the completion of substantial tenant improvements and approval of a change in use to medical office. Shortly after Polyclinic commenced occupancy in 2012, HAL completed the sale of the building to an affiliate of Prudential Real Estate Investors.  Seventh & Madison was awarded the NAIOP “Deal of the Year” for Washington State for 2011.

120 Washington Beach Avenue | Bremerton

In July 2021 HAL provided The Sound West Group a mezzanine loan to help finance the development of 280 apartments and 3,000 square feet of retail on Downtown Bremerton’s waterfront. The project is located steps from the Bremerton Ferry Terminal and within walking distance of the Puget Sound Naval Shipyard. The development includes a mix of extended stay rentals and traditional apartments. Three levels of subterranean parking provides 364 stalls for tenant use and Seattle-bound ferry commuters. Construction began in March 2019 and was completed in November 2022.

In December 2021 HAL partnered with Cascade Built to bring 107 predominantly small efficiency dwelling unit apartments to the growing Central District neighborhood. The building was developed to Passive House standards, which greatly reduces the building’s energy consumption thereby reducing the ecological impact. The project provides the rapidly expanding Central District with a naturally more affordable housing alternative at a quality not currently found in the area. Construction completed in May 2024.

1314 E Union Street | Seattle

In October 2021, HAL partnered with Euclid Development to acquire an existing, underutilized 11,000-square-foot retail building and an adjacent 15,000-square-foot parking garage to be redeveloped into a 139-unit apartment building with 1,350 square feet of complementary retail. The project is located in Capitol Hill, one of the most sought-after neighborhoods in Seattle due to its vibrant nightlife, proximity to nearby employers and colleges, and general walkability. Construction commenced in August 2024 and is projected to complete in Q3 2026.

240 2nd Avenue | Seattle

In June 2013, HAL acquired the existing debt and created a new debt facility to fund leasing costs for the 45,000-square-foot Pacific Commercial Building, which is located in Seattle's vibrant Pioneer Square neighborhood. The Pacific Commercial Building is a historic brick and stone structure that was carefully restored, including adding two new floors, between 2008 and 2010. The restoration preserved the building’s historic character while adding new, modern systems. The Pacific Commercial Building has four floors of brick, wood beam and exposed concrete office space above one floor of retail. HAL sold the property in 2018.

3010 1st Avenue  |  Seattle

In December of 1997, HAL entered into a partnership with T. Jones Inc., a Vancouver BC developer, to acquire land in Seattle’s Belltown neighborhood for the purpose of building a 203-unit condominium project. The completed project won several design awards, including a MAME award for best marketing campaign and an NSMC award for best attached community of the year, and became one of downtown Seattle’s most desirable condominium addresses. Shortly after completion the residential condominiums were sold out and the retail condominiums were acquired by T. Jones Inc.

3003 77th Avenue Southeast | Mercer Island

In April 2020, HAL partnered with Ryan Companies to purchase the former Farmers Insurance Office Building located next to Mercerdale Park on Mercer Island. Located in the town center, the property is walkable to the future Mercer Island light rail station and numerous restaurants and coffee shops. The partnership completed a core and shell renovation of the 155,000-square-foot office building in September 2021. HAL and Ryan sold the building to Riot Games in December 2021.

22256 Southeast 4th Street | Sammamish

HAL partnered with MainStreet Property Group in September 2016 in order to purchase a 1.8-acre property adjacent to the new Metropolitan Market in the hills of Sammamish. The partnership designed a 159-unit, urban apartment project above 12,500 square feet of retail and ample parking. Construction began in April 2017 and the project was completed in October 2018. In August 2024, the partners sold the property.

In October 2021, HAL partnered with Intracorp to acquire an existing, 24,000-square-foot office building to redevelop the property into 31 for-sale townhomes. The site is in a central, transit-oriented location in East Bellevue within the Bel-Red corridor. The property is situated two blocks from the future 130th Avenue NE light rail station that is slated to open in 2024 and will provide residents easy access to employers and amenities in the Spring District, Downtown Bellevue and Redmond. 1835 SE 136th Street | North Bend

In December of 2021, HAL partnered with Greystar to develop a 128-unit multifamily project with a combination of townhomes and stacked flats located in the town of North Bend in the Cascade Mountain Foothills. The town has received growing recognition for its high quality of life and has become a sought-after housing market for young families on the Eastside. Its balance of outdoor recreation, natural setting and relative affordability have driven rapid growth and a scarcity of housing options in the area. The project brings high-quality rental housing to the currently underserved market. Construction completed in April 2024.

In December 2022, HAL partnered with MainStreet Properties to develop 207 apartments and 30,000 square feet of retail in the City of Woodinville’s town center. The project continues the placemaking of the 3.3-acre Schoolhouse District, which sits across the street and was completed in 2021. Eastrail Flats’ retailers will include a new daycare center among other shops and restaurants. Construction began in March 2023 and the project is slated for completion in Q2 2025.

In July 2022, HAL partnered with Lake Union Partners to develop a 158-unit, mixed-use project with 3,000 square feet of retail in Seattle’s North Rainier neighborhood. The project is located directly across from Grand Street Commons, another one of HAL’s and LUP’s projects. State Street Lofts furthers the placemaking that has begun with the development of Grand Street Commons, which introduced a new retail hub and more residential density to the area. State Street Lofts is a 5-minute walk from the future Judkins Park light rail station and provides residents easy access to Downtown Seattle as well as the Eastside by public transit, car and bike. Construction completed in July 2024.
